Appliance Maintenance Tips to Avoid Expensive Repairs

A few minutes of maintenance each month can prevent the most common appliance breakdowns. Here are the specific tasks that matter most for every major appliance in your home.

Most appliance breakdowns we see in Gainesville, Haymarket, and Bristow homes are preventable. After years of repairing refrigerators, dryers, washers, and dishwashers throughout Northern Virginia, the pattern is clear: a few minutes of basic maintenance each month can prevent the most common — and most avoidable — repair calls. Here is exactly what to do for each appliance, and what actually matters versus what is just noise.

Refrigerator Maintenance

Your refrigerator runs 24 hours a day, 365 days a year. It is the hardest-working appliance in your home, and it is also the most expensive to replace. These maintenance tasks keep it running efficiently and prevent the most common failures we see on refrigerator repair calls.

Clean the Condenser Coils (Every 6 Months)

This is the single most impactful maintenance task for any refrigerator. The condenser coils — located on the back or bottom of the unit — release heat from inside the refrigerator. When they are coated in dust, pet hair, and kitchen grease, the refrigerator has to work significantly harder to maintain temperature.

Dirty coils cause the unit to run hotter, cycle more frequently, and consume more energy. Left uncleaned, dirty coils lead to complete cooling failure. We estimate dirty condenser coils are the root cause in about 25 percent of "refrigerator not cooling" service calls.

How to clean them: Unplug the refrigerator, locate the coils (behind a kickplate at the bottom or on the back), and vacuum with a brush attachment. For stubborn buildup, use a condenser coil brush from any hardware store. This takes 10 to 15 minutes and is the single best thing you can do to avoid a preventable service call.

Check and Clean Door Seals (Every 6 Months)

The door gasket keeps cold air inside. When it deteriorates, warm air leaks in constantly, forcing the refrigerator to work harder.

The dollar bill test: Close the door on a dollar bill. If you can pull it out easily, the seal is worn and needs replacement. Clean the gasket with warm water and mild soap every few months — food residue causes it to stick, tear, and degrade faster.

Maintain Proper Clearance

Keep your refrigerator at least 2 to 3 inches from the wall to allow proper airflow around the condenser coils. Pushing the unit flush against the wall restricts ventilation and leads to the same overheating problems as dirty coils.

Set the Right Temperature

Set the refrigerator to 37 to 38 degrees Fahrenheit and the freezer to 0 degrees. Colder than necessary wastes energy. Warmer creates food safety risks.

Do Not Overload the Interior

Overpacking blocks air vents inside the refrigerator. Cold air needs to circulate freely — if the vents at the back of each shelf are blocked, you will get warm spots and the unit will run harder trying to compensate.

Dryer Maintenance

Dryer maintenance is not just about performance — it is about safety. According to the U.S. Fire Administration, clogged dryer vents cause approximately 2,900 home fires per year. Here is what every homeowner needs to do. For more on warning signs, read our guide on signs your dryer vent needs cleaning.

Clean the Lint Trap After Every Load

This is non-negotiable. A clogged lint trap restricts airflow, makes the dryer work harder, increases drying time, and is a fire hazard. It takes five seconds. Once a month, also wash the lint screen with warm water and a soft brush to remove the invisible film left by dryer sheets.

Clean the Dryer Vent Duct (Annually)

The lint trap catches most lint, but some passes through and accumulates in the vent duct running from the dryer to the outside of your home. This buildup restricts airflow and creates a serious fire hazard.

Signs your vent needs cleaning: clothes take more than one cycle to dry, the dryer is hot to the touch on the outside, the laundry room feels humid when the dryer runs, you smell a burning odor, or it has been over 12 months since the last cleaning.

You can clean a short, straight vent yourself with a dryer vent cleaning kit. For longer runs or ducts with turns, hire a professional. Annual vent cleaning is one of the most effective ways to prevent both dryer repairs and house fires.

Do Not Overload the Dryer

Overloading puts extra stress on the drum rollers, belt, and motor — the parts that fail most often and lead to dryer repair calls. Smaller, balanced loads dry faster and put far less strain on these components.

Check the Exterior Vent Flap

Go outside and find where your dryer vent exits the house. The flap should open freely when the dryer is running and close when it is off. If it is stuck or blocked, clear any obstructions.

Washer Maintenance

Modern washers — especially front-load models — need more attention than most people realize. Mold, mildew, and pump clogs are the most common issues we see on washer repair calls.

Leave the Door Open After Every Load (Front-Load Washers)

The rubber gasket around the door traps moisture, creating a perfect environment for mold and mildew. After every load, leave the door ajar for a few hours to let the drum and gasket dry. Also pull out the detergent dispenser drawer to air dry.

Wipe the Door Gasket (Weekly)

Wipe the rubber gasket around the door with a dry cloth after use. Pay special attention to the folds where water and debris collect. This prevents mold growth and extends the life of the gasket.

Clean the Pump Filter (Monthly)

Most front-load washers have a drain pump filter behind a small access panel at the bottom front. Coins, hair ties, and debris get trapped here, causing drainage problems and error codes. Place a towel and shallow pan underneath, open the panel, unscrew the filter cap, remove debris, and replace.

Use the Right Detergent

If you have a high-efficiency (HE) washer, use HE detergent. Regular detergent creates excessive suds that leave residue and can damage the pump and drain system. More detergent does not mean cleaner clothes — use the recommended amount.

Run a Cleaning Cycle Monthly

Run an empty hot water cycle with a washer cleaner tablet or two cups of white vinegar. This removes detergent residue, mineral buildup, and bacteria from the drum and hoses.

Dishwasher Maintenance

Dishwashers are often neglected because people assume they clean themselves. They do not. A poorly maintained dishwasher washes dishes less effectively, develops odors, and eventually breaks down. Prevent issues with these steps and avoid a dishwasher repair call.

Clean the Filter (Monthly)

Most modern dishwashers have a manual filter at the bottom of the tub (under the lower spray arm). It catches food particles to prevent them from recirculating onto clean dishes and clogging the drain pump.

How to clean it:

  1. Remove the lower dish rack
  2. Twist or pull out the cylindrical filter (check your owner's manual for specifics)
  3. Rinse under running water and scrub with a soft brush
  4. Replace the filter

A clogged filter is the most common reason dishes come out dirty or the dishwasher develops an odor.

Inspect the Spray Arms (Quarterly)

The spray arms have small holes that can get clogged with food particles or mineral deposits. Remove each spray arm (they usually twist off) and use a toothpick to clear any blocked holes. Rinse under running water.

Run a Cleaning Cycle (Quarterly)

Place a cup of white vinegar in a dishwasher-safe container on the top rack and run a hot water cycle with the dishwasher otherwise empty. This removes grease, mineral deposits, and odor-causing bacteria.

Load It Correctly

Face dirty surfaces toward the center spray arm. Do not nest items together. Do not block the detergent dispenser with tall items on the bottom rack. Improper loading is the most common reason dishes come out dirty — and it is free to fix.

When Maintenance Is Not Enough

Even well-maintained appliances break down eventually. Parts wear out, electronics fail, and components reach the end of their lifespan. The difference is that a well-maintained appliance lasts significantly longer and breaks down less frequently.
